Whether you’re looking to re-finance a property you already own or finance the purchase of other properties that interest you, Iwayloan’s Commercial Finance division serves clients in a broad spectrum of lending capabilities.  We assist Clients with traditional commercial financing requests often but our specialty is working on real estate and business transactions that require creative structuring, that is, “outside the box smart funding programs”.

What we need to determine how we can assist you:

• How much you need to borrow
• How much you have invested in equity/cash
• What type of property or properties it/they are
• What the value of the property is vs. the loan request
• What is the credit capacity of the borrower and what is the Debt service coverage of the proposed transaction

What are our lending restrictions:

• $100k minimum to $1B max.
• Nationally and internationally on a case-by-case basis
• Commercial transactions involving real estate and project finance
• Up to 100% LTC for commercial project finance or 97% LTV for purchase or refinance transactions.  The higher LTV’s will have risk based pricing meaning, priced according to borrowers credit score, term of the loan and the borrowers equity in the property or cash invested if acquiring property.
