Lending Stipulations Overview:

• It is preferable but not mandatory that the Client has at least 5% to 20% of their own money in the real estate project (not just sweat equity or the potential of acquired equity) and ultimately will depend on the property, its value and/or the projects strength and profitability merits.  Many times any short-fall can take the form of Mezzanine or subordinated debt structures that lie behind senior debt or primary equity or debt funding/financing.


• As prefaced earlier, we will consider both large and small real estate transactions but our involvement requires that the project has got to be viable and make good economic sense.  


• Our preference is projects in the USA, but we will consider transactions outside of the USA on a case-by-case basis depending on project strengths & merits for profitability.


• We will work with potential Clients in A-D credit situations.


• We can also provide credit enhancement, as well as cash for debt or equity.


• The rate and terms will vary depending on the specific situation.


• Normal closings usually take 30-60 days; it can be shorter or longer as the opportunity may require. 
  

  Our firm will also do full, partial and non-recourse loans on a case-by-case basis and pending underwriting approval.  These decisions will be based on the individual merits of each respective request.  We also finance property and projects, both domestically and abroad or internationally in any non-third world country.  If you have questions about your country, please call to inquire.
